The Custom Build Process
At Silverado Signature Homes we realize that the custom home building process can be a daunting endeavor. Each homeowner offers unique opportunities and challenges from the lay of the land to budgetary and functional needs. We see this as a relationship. Our commitment is to ensure we are exceeding all your expectations and making the process as comfortable as possible. Each homebuilding process will be a little different. We will work with you every step of the way, so you understand what steps we need to complete and when they are going to be completed.
LET’S GO STEP BY STEP THROUGH THE PROCESS TO START YOUR CUSTOM HOME
Step 1: Initial Meeting with Silverado Signature Homes
We will invite you to our office and discuss your custom build process. During this meeting we will explore all your ideas and options for your custom home.

- Your style and design preferences
- Your budgetary needs
- Your financing options, if necessary
Step 2: Home Location
If you do not already have a lot purchased, we can assist in the search for your land. We will assist you with placing your land under contract and walk with you through the lending process if needed.
Step 3: Architectural Plan Review
We will next send your concept to our architect to draw the initial dimensions, home layout, and front elevation of your home. Once our architect is complete we will meet again to discuss the plans and make any changes required.
Step 4: Plan Finalization and Price Finalization
Once satisfied with the conceptual plan, we will meet again to sign off on plans and go through pricing. We want to ensure you understand where every penny is being spent. The review of the contract and draw schedule will be done. Also, we will discuss the change order process. If you change your mind on a specification we want you to be comfortable on how we can make the change to ensure you are completely happy.
Step 5: Document Distribution
Once your paperwork is in order, we will help with any lender requirements. Whether you are using one of our lenders or your own we will make sure everyone has what they need. We will help you send your preliminary plan and contracts to your lender, along with draw schedule. Then all you have to do is finalize the documents from your lender.
Step 6: Permitting and Plans Submission
Structural plans will be passed along to your construction team. We will then obtain all required permits and obtain all the necessary approvals from local and state government entities to build your home. We submit the plans, attend appropriate local meetings, and get acceptance from the proper authorities to move forward in the construction process.
Step 7: Close Interim Construction Financing
With all plans and approvals in place, you will close on the interim financing. We’ll meet you at your title company to sign closing documents. Once the closing documents are signed, we can begin construction.
Step 8: Next we will all meet at the build site.
We will identify the exact location of where the home will be placed. Discuss temp electricity needs and advise you how that will be accomplished. Also, we will work out any roadwork or driveway needs if any. Your well and septic needs will also be discussed if needed.
Step 9: Breaking Ground, Foundation, and Framing
This step is where we clear your lot, frame up the foundation, and rough in the plumbing. Pour your foundation, and install the frame of your home. This will include the roof decking and covering. This is when your dream is really becoming a reality. The exterior wall covering will begin, whether its masonry walls or metal sheeting.
Step 10: Mechanical/Electrical Rough In’s
We then move on to installing the rough mechanical elements of your home, including HVAC, ductwork, electrical wiring, and any smart home systems. We will walk you through were all the electrical outlets will be, along with TV hook ups etc.
Step 11: Selection Process
At this point we will walk you through the selection process for your plumbing/electrical fixtures, counter tops, cabinets, wall tile and flooring. We will set appointments with our vendors for you for these selections. You pick out what you want within the allowances discussed previously.
Step 12: Interior Finish Out
Drywall, tape, texture, and floating completed. Painting is accomplished inside and out. Flooring will be installed. Trim carpentry will be finished out. Your home is nearing completion at this point. We install all of your lighting, appliances, bathroom hardware, mirrors, glass, and cabinets. A thorough cleaning is completed to clean away any construction dirt, dust, or debris.
Step 13: Final Walkthrough and Closing
Before we turn your home over to you, we walk the property with you and discuss any final steps. We will also discuss any financial wrap up and schedule the closing. You will also get the full details of the Silverado Signature Homes warranty on your new custom home.
